Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
To ensure fairness and protect owners, rentals are typically offered on a first-come, first-served basis once a completed application and required fees are received; we recommend submitting your application as soon as possible to improve your chances of securing the property. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in requirements vary by property; most homes require first month’s rent and a security deposit, and some properties may also require last month’s rent—your lease and move-in statement will outline exact amounts and due dates. -
How old do you have to be to apply?
Applicants must be of legal age to sign a lease in their jurisdiction (typically 18 or older) and provide government-issued identification as part of the screening process. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition with no unpaid rent; allowable deductions for damages beyond normal wear and tear, unpaid balances, or required cleaning will be itemized in the final accounting in accordance with local laws. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet income, credit, or rental history criteria; cosigners must meet financial qualifications and sign a guarantor agreement to assume responsibility if the tenant defaults. -
You have a property I want to rent. How do I apply?
Submit a completed application online or in person with the application fee and supporting documents (proof of income, ID, rental history). We conduct prompt tenant screening and will communicate next steps and typical turnaround times. -
How do I pay rent?
Rent is usually payable through our secure tenant portal (online payment or ACH), by automatic bank transfer, or by check/money order where accepted; your lease will specify accepted methods, due dates, and late-fee policies along with transaction records for transparency. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet; many properties permit pets with prior approval, a pet deposit or monthly pet rent, and documentation (vaccinations, breed/size restrictions) to balance tenant needs with property protection. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants on a lease are typically jointly responsible for the full lease term; if one roommate wishes to remain, they must qualify on their own or help secure an approved replacement; contact management to begin the lease-change process and submit required applications and documentation. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required written notice period and submit your intent to vacate in writing by the deadline; coordinate a move-out inspection, return keys, and expect a final accounting of any deposit deductions in line with local regulations. -
Who is responsible for paying for repairs & maintenance requests?
We handle routine maintenance and coordinate repairs to preserve property value and safety; tenants are responsible for damage caused by negligence or misuse. Please submit maintenance requests through the designated portal or emergency contact channel so we can respond promptly and document work.
